What is a Listing Autopsy?
A Listing Autopsy is a relaunch kit for expired, withdrawn and stale listings. It diagnoses why a home did not sell across five causes (price, timing, presentation, competition, and access and terms), then gives the seller a clear relaunch plan and gives the agent a private prep sheet with an outreach status, a go or no-go score and a 45-day follow-up plan. The guiding idea: lead with empathy, follow with evidence.
The five causes
a diagnosis, not a pitch
Each cause is scored Primary, Contributing, Not a factor or Check, with one line of evidence in numbers.

- #04.
Competition

One sentence with numbers the seller will recognize.

Built to stay compliant
verify first. then reach out.
Every report says whether the home is off market, listed again or sold, and holds outreach when it is represented.
Comparable sales are shown as a range of market data, never a value opinion or a recommended price.
The prep sheet reminds you to check Do Not Call, text consent, MLS, brokerage and state rules before any outreach.
Never describes the neighborhood, buyers or sellers by any protected trait.
questions agents ask
What is a Listing Autopsy?
A three-page report on an expired, withdrawn or stale listing: why it did not sell across five causes (price, timing, presentation, competition, access and terms), a relaunch plan for the seller, and a private prep sheet that tells the agent whether and how to reach out.
What do I need to run one?
Just the property address. Add the MLS history, photo count and remarks for a sharper diagnosis. Sold comps are pulled automatically for any U.S. address.
Does it tell the seller what their home is worth?
No. It shows where comparable homes sold as a range, and every seller page says it is a market data summary, not an appraisal or opinion of value.
Can I contact the seller right away?
Only after you confirm the home is not listed again or under a listing agreement. The prep sheet shows an outreach status, and you still follow Do Not Call, text consent, MLS, brokerage and state rules.
Does it criticize the last agent?
Never. The report talks about the listing and the pricing, leads with empathy and backs every finding with numbers.
